Petaling Jaya is one of the oldest planned townships in the Klang Valley, and its building stock shows it. The bulk of PJ is landed: single and double-storey terraces in the numbered sections, many built decades ago and now on their second or third air-cond installation. In these homes we routinely find a mix of unit ages on one property, a newer inverter in the master bedroom and an aging non-inverter still soldiering on in the living hall. The common pattern here is units that were installed cheaply years ago with undersized piping or poor drainage gradient, which shows up later as water leaks and weak cooling. PJ also has a growing high-rise layer around Section 13, Damansara Town Centre and PJ Sentral, where the access and strata rules match what we see in KL city. The township's tree cover is heavy, which sounds pleasant but means condenser fins in landed homes clog with leaf debris and pollen faster than in open suburbs, and outdoor units tucked against back walls get poor airflow. Older PJ wiring is another factor: we still see units tripping because the original circuit was never rated for an additional split system added years later.
